ABOUT RIDGEWOOD VILLAGE

Ridgewood Village is a lifestyle Village for the over 50’s and is a perfect “lock up and go” estate situated in Mt Edgecombe, which is approximately 12 kms North of the City of Durban. It is in close proximity to the Mt Edgecombe Country Club which offers a variety of sporting activities such as golf , bowls, tennis and squash and has numerous options for dining out, close to home. There are a number of shopping centres, within a 5 km radius, including Cornubia Mall, The Crescent and Gateway Theater of Shopping, which will cater for your every shopping need. There are many beautiful beaches not far from the Village which you can enjoy all year round, due to Kwa Zulu Natal’s tropical climate.

Ridgewood Village is a Sectional Title development for the over 50’s and has 81 cottages ranging from 1 bedroom (75 sq m) to 3 bedroom (230sq m) and an apartment block with 13 one bedded apartments (53 sq m) and 14 bedsitters (25sq m). Units are available for sale, or to rent and you can still own, if you are under 50 years of age, as this provides for the opportunity to purchase and let to persons 50 years and older, until you are ready to move in.

The units are laid out in beautifully manicured tropical gardens with a clubhouse, hairdressing salon, swimming pool, dining room, card room, braai area library and a privately owned and managed Care Centre.

The Village has a full time Manager/Manageress ,living on site, and they are able to come to your assistance at any time, day or night. The Village is secure and the main access gate is manned 24/7, and visitors are only allowed to enter if authorized by the relative resident. In addition there is a roaming guard that gives added security at night. Every resident has a panic button which will ensure that you receive immediate help should you have a emergency of any kind.. There are 3 major hospitals, in close proximity to the Village, and many more in the greater Durban area.

Ridgewood Village is managed by a Board of Directors elected by the members of the Ridgewood Home Owners Association. In addition to the on site Estate Manager, there are two full time maintenance workers who will assist you with any minor work that is required, in or around your unit. The Village is professionally managed and the operating expenses are covered by a monthly homeowners’ levy, subsidized through investments and a Levy Stabilization Fund. The Village is in a very strong financial position with adequate provision to cater for any unplanned emergency expenditure.

Our Administration Manager is a Commissioner of Oaths , appointed by the Department of Justice ,and is available most business days to assist you with the signing off of legal documents.

Security

The main gate is manned 24-hours a day throughout the year in order to maintain a highly secure estate, at all times. There are provisions for daily entry and exit for residents, regular visitors, employees and contractors. An additional security officer carries out regular patrols throughout the Village, at night.

The perimeter, of the Village, is secured by a 3m high spiked brick wall on top of which is a 1 m electric security fence. Ridgewood Village has a wireless panic button system throughout the Estate, which is connected to the Guardhouse, office and a contracted external armed response company. Our on site Manager and/or security personnel will come to your assistance should it be required. Netcare911 , or your preferred provider, will be summoned for the more serious medical emergencies.

Maintenance

Ridgewood is a Sectional Title development and Homeowners are responsible for repairs and maintenance, inside the unit, whilst the Ridgewood Home Association maintains the exterior and common areas. The maintenance workers are able to assist you, with the smaller tasks, or we can arrange for a contractor to do repairs in your home on your behalf.

Insurance

All units are insured under a blanket Home Owners insurance policy, and the cost thereof is incorporated in the levy. The value of the Village is increased every year and a complete re-valuation is done every three years. This ensures that Homeowners are adequately covered at all times.

Gardening Service

A basic garden service is provided, to homeowners, and this covers mowing, edge cutting and general tidying up of the garden areas. Homeowners are encouraged to look after their own gardens and are able to bring a personal touch to the area surrounding their unit.

Ridgewood Care Center

Ridgewood Care Centre, is one of KwaZulu-Natal’s finest care facilities for senior citizens, and is located in the exclusive Ridgewood Village at Mount Edgecombe. The facility is privately owned and managed and is a walk away from the magnificent Mount Edgecombe Country Club, and only a short drive to a number of Private Hospitals, including Netcare Umhlanga, Busamed Gateway & Lenmed Ethekwini Hospitals. Set in secure, park like surroundings, residents of the Ridgewood Care Centre are free to stroll through the beautifully maintained Village and gardens and have full use of its clubhouse and related facilities.

Ridgewood Care Centre adheres to the continuing care concept, offering a choice of three levels of care allowing each resident to live at his or her own pace, enjoying a lifestyle tailored to that pace. There is totally independent living, assisted living and skilled health care for individuals requiring 24-hour attention.
